Luar Grande Condominium

BRASILIA-DF, 2025

Located on a 20,000 m² plot of land in Lago Sul, in Brasília, the condominium was designed for the same family, composed of parents and their four children, who wanted to cohabit the space independently, but integrated. The challenge was to accommodate five families and a support building in only four parcels allowed by the standard, without fences or physical divisions.

The adopted solution is based on the repetition of an architectural module, configuring two “double” houses, with mirrored modules, and a single house. This strategy ensures flexibility of use and the possibility of adaptation between units, joined by shared balconies and terraces.

The structure of the set combines exposed concrete and solid brick enclosures, alternating solid and hollow sections according to privacy and ventilation. The west façade of the houses, to which the bedrooms and living room open, is protected by large eaves and hollow brick brise walls. It is an orientation that opens to the view of Lake Paranoá.

The support building brings together offices, a library, an event hall and a semi-covered viewpoint overlooking the Lake. The terrace’s “mushroom” shading slabs do not touch each other, creating glazed gaps for direct natural light to enter. Most of the original vegetation was preserved, including large palm trees transplanted and repositioned during the work.
